I handle all of that, and you focus on the move. Following the 2024 NAR settlement, listing agent compensation is now fully transparent and negotiated upfront, I'll walk you through exactly what you're paying for before we sign anything.

Do I need to be present for showings and open houses?

While it’s not necessary for you to be present during showings and open houses, it’s generally a good idea to make your property as accessible as possible for potential buyers. I will provide you with guidance and support throughout the entire process, including scheduling showings and open houses at times that are convenient for you.

Should I make repairs to my home before selling it?

It depends on the repair. The Bay Area buyer pool is sharp, they're paying $1.5M+ and they expect a home that shows well. Deferred maintenance items (sticky doors, dated fixtures, scuffed walls, burned-out bulbs) almost always come back as offer reductions worth far more than the repair cost. I generally recommend a pre-listing inspection in California so you know what's there before a buyer does. Major work like a roof or major systems is usually not worth taking on, better to price the home accordingly. I'll walk through your specific property and tell you honestly which repairs will return more than they cost and which ones to skip
